Why Roaches Spread Between Units in East Orange

Your neighbor's kitchen and your kitchen share a wall, a chase, and a riser. The roaches know that.

The building is one habitat

A two-family house, a three-family, or a prewar apartment building is not a set of sealed boxes. It is one structure with wall voids running floor to ceiling, plumbing chases connecting the kitchens, electrical conduit threading through everything, and gaps around the risers where the pipes pass between floors. German cockroaches use all of it.

So when the downstairs kitchen has roaches and yours does not yet, the honest description is that the building has roaches. You are simply further from the source.

What a German cockroach actually needs

Warmth, moisture, food, and a tight crack to hide in. That is the whole list, and a kitchen supplies all four. They pack by day behind the refrigerator, inside the motor housing of appliances, under the sink, in cabinet corners, and in the seam where a countertop meets the wall.

They live entirely indoors, which means winter does nothing to them. A population breeds year-round in a heated building. One female and her offspring can produce hundreds of roaches in a year.

Why the spray under the sink makes it worse

Repellent aerosols do exactly what the name says: they repel. You kill the roaches you can see and drive the rest deeper into the wall voids, into the cabinets, and along the chase into the apartment next door. Foggers and bombs are worse. They scatter a population across an entire building in an afternoon.

There is a second problem. Roaches develop bait aversion when the wrong products are used repeatedly, which makes the eventual professional treatment harder. What you do first affects what works later.

What actually reduces the population

Bait-led treatment. Professional gel bait placed precisely where roaches harbor and travel, so they feed and carry it back through the population. Paired with an insect growth regulator, which stops the next generation from maturing, and sealing of the gaps around plumbing, cabinets, and appliance chases. Monitors go down to confirm the numbers are actually dropping rather than just moving.

Then sanitation and moisture. Fix the drip under the sink. Cut the clutter and the cardboard, which is where they hide and what they arrive in. Clean the grease off the sides of the stove. Store food sealed. None of this is glamorous, and all of it matters.

The part that requires the neighbors

Treating one unit while the adjoining and stacked units go untreated is how a building problem becomes permanent. The roaches simply wait it out next door and come back. In a two- or three-family home, that conversation with the other tenants is part of the job.

If you rent, tell the landlord in writing and ask for building-wide treatment. If you own the building, a coordinated program across all units costs less than reacting unit by unit for three years. An experienced local exterminator will tell you the same thing.
